Phase One - Contact & Inquiry
Upon your initial call to us to inquire about having a Custom Home built, our first question to you will be; your Building Lot or ours. Then, “Do you have architectural drawings yet?” These are also referred to as blue prints or working drawings. If not we will work with you from concept right through to reality. Once we have an idea of the circumstances for the build and the scope of the house you want to build we can provide pricing details. During this phase a contract is entered into.
Phase Two - Consultation
- Presentation of preliminary architectural drawings for the project.
- Review and changes to preliminary drawings by client.
- Final review by client.
One of our designers, project managers or both, will meet at this time, with your input, we will fine tune the details of the project. The final drawings will be reviewed and signed off on.
Phase Three - Construction Preparation
Once we have entered into contract we will guide you through the entire process and make your experience as stress free as possible. Our qualified staff completes the Building Permit submission and once issued the construction can begin. Within the construction phase, Northridge Homes will manage and coordinate all the activities and schedules of tradesmen, labourers, craftsmen, architects, engineers, technicians, mechanical contractors, municipal officials, electrical authority officials, utility contractors, regional service providers, to name a few.
We will coordinate all applicable inspections and provide the applicable signs off permits for your records including your final occupancy permit.
Phase Four - Interior Design
At this stage we will have architectural drawings, including layout, plan view, elevations, plumbing fixture location, cross sections, roof layout and site plan.
Using these drawings interior decisions can be made regarding the interior finishes and fixtures. Our Designer will guide you through and price all of your options. A site walk of the house may also be conducted to determine the location for some features.
Phase Five - Closing Preparation
Northridge Homes will completely manage the project from the day the contract is signed, until the day the project is completely signed off by the city inspectors and we are handing you the keys. Just prior to closing we will meet you at the house and walk thru to review the features and finishes and inspect the finished product with you. During this visit we will also explain how some of the features work, how they need to be maintained and who you should call in the case of a question.
Phase Six - Enjoyment
Once the project is completed, it is time to sit down and enjoy a fine dinner with your family and friends in your new home. It is Northridge Homes’ goal that you will be able to reflect on the process of building your Custom Home positively and appreciate all the elements that went into making your dream home a reality. We hope that you will remember this entire process as an enlightening, fulfilling, and pleasurable experience.
Phase Seven - Warranty
